Go 18V mucho better.
Agreed. Contractor here. My take after experience with alk of them.

18v and Brushless is worth the extra $$

Quality wise, I would rate them: Makita, Dewalt, Milwaukee

I run Milwaukee in my company since we are so invested in batteries, Makita for my own stuff.

Some of the cheaper stuff like Ryobi has plastic gearing- junk IMO- buy once is my advice.

I use Milwaukee stuff every day at work (welder). I beat the heck out of the 18v fuel stuff but I would absolutely say the 12v will do what you need for homeowner stuff. Dewalt's multitool is better but if you aren't doing big remodels or anything it probably isn't enough difference to worry about. 100% I would get the multitool as the "free" tool if I were you. Unless you do a bunch of auto work and can get one of the ratchets.

For apartment living the 12v is perfect. You won’t go wrong with Milwaukee. Good tools are always a good investment
